What is an ideal prospect?

Dean Jackson talks about the qualities of 5-star prospects.

For copy or content writing they would be:

1. They’re willing to engage in a DIALOGUE
2. They’re FRIENDLY and cooperative when we talk to them.
3. They KNOW what they want.
4. They’re taking action in the next 6 – 12 Months
5. They’d LIKE for us to help them.

I modified this from his original which was for real estate.
Here’s an important part: You can’t create the 5-star prospects. You can only find them. More here (real estate related but still works in this context):

My feeling is most copywriters and freelancers are not marketing nearly enough. Maybe you are. But when you set up a marketing system that consistently brings in leads, you realize each minute you spend with time-wasters is keeping you from finding a real prospect who is waiting for your call (letter, email, carrier pigeon, ice cream truck, t-shirt cannon, whatever).
